Full Management (Gold & Platinum Options)
We provide full colour brochures with extensive photos and floor plans and we actively market your
through websites and newspapers to find you the right tenant for your property.
Once suitable tenants have been found through our online presence & prominent office position we
reference them and take a holding/reference deposit to confirm their commitment. We use a 3rd party
specialist referencing company called Goodlord who will verify your prospective tenant’s ID, credit
history/score, employment reference & if renting a current landlord reference. Once approved and accepted
moving date is agreed and the tenancy agreement is signed electronically from the comfort of your own
Prior to the tenant moving into the property a full photographic inventory/schedule of condition is
undertaken as part of the service which can then be used to protect your security deposit.
Any queries, questions or problems that tenants may have - day or night, through the term of the tenancy
this will be dealt with by us. The rent will be collected by standing order and then passed by bank
to you (less the management fee) along with a monthly statement for your records. The payment processing
system we use allows you to download an app so you can check your statements, invoices etc at your
convenience. During the tenancy one of our representatives will visit your property periodically to
the condition and provide a full photographic report for you.
We use a highly efficient rent payment service named "PayProp" for our landlords that gives them instant
texts and emails notifying them when rent has been received and is being processed as well as the use of
an app to download statements, invoices and income projections 24 hours a day.
We also offer an exceptional Rent Protection Insurance option for our landlords at a small premium
(Platinum Service) which includes legal expenses for any disputes or breaches of tenancy as well as
cover – this can save a landlord literally thousands in loss of rent and legal payments.
At the end of the tenancy we will check the tenants out of the property and handle the changeover of
Let Only (Bronze Option) & Rent Collection (Silver Option)
Our let only service is the same as the fully managed service up to the point when the tenants move into
the property. Once the tenants have moved in they are given your contact details as the landlord and you
will be required to collect the rent and deal with any problems the tenants have until the end of the
tenancy. However, bear in mind the rental sector is increasingly regulated with new legislation coming in
annually and the fines are increasing too. We do offer a Rent Collection service as a middle road option
which means we will collect the rent and keep you covered legally with Gas Safety Certificates etc but you
would deal with inspections and maintenance issues.
